Why use a realtor to buy a new home?
The majority of new home builders have close relationships with real estate agents to ensure a smooth win-win experience. The advantages of having a real estate agent to represent you when you are buying a new home are the same as when buying a pre-owned home. They have the knowledge of the market, can help find the home that best meets your needs, can negotiate and draw up the contracts on your behalf, can provide you with the services needed to close a transaction, and they have your best interest in mind because they represent you and have a fiduciary responsibility to you. Remember that the builder is looking out for their interests and represents themselves. Buying a new home can be a difficult process and having someone to guide you through the steps will help you understand the process better. Contracts with builders are not usually buyer friendly and you need to make sure that you are protected in their contracts so that you get the home that you are expecting. I can't stress enough the importance of having representation of your own looking out for your interests. Beware of the builder that says you do not need a real estate agent to represent you.
